PLANNING A PROJECT FOR YOUR BUILDING? Will it be design-build or design-bid-build, and what’s the difference?

This isn’t what the real difference is, but in simple definition terms, Design-Build means handing a project over to a contractor who includes design services in a bid. Design-Bid-Build implies that the project begins with a design phase independent of a contractor, and then that goes to contractors for bids. However, THE REAL DIFFERENCE between these two terms is the REAL TOPIC of this session: to explore the degree to which the client is able to retain control of the project quality, cost and performance accountability without regard for either definition term.
